摘 要
随着我国人口老龄化程度的不断加深,社区老年人的服务需求日益增长,这对社区物业管理提出了新的挑战与要求本研究以社区物业为切入点,探讨其在服务老年人群体中的角色拓展与创新路径旨在通过优化资源配置和提升服务质量,满足老年人多样化、多层次的需求研究采用问卷调查、深度访谈和案例分析相结合的方法,选取了国内多个具有代表性的社区进行实地调研结果表明,当前社区物业在老年人服务方面存在服务内容单一、专业化水平不足以及资源整合效率低等问题针对这些问题,本研究提出了一系列创新性策略,包括构建“物业+养老”服务模式、引入智能化技术以实现精准服务、加强与第三方机构的合作以丰富服务内容,并通过建立评价反馈机制确保服务质量的持续改进研究表明,这些创新措施能够显著提升社区老年人的生活质量,增强其幸福感和归属感同时,研究还发现,社区物业在老年人服务领域的拓展不仅有助于满足社会需求,还能为其自身发展创造新的增长点总体而言,本研究的贡献在于明确了社区物业在养老服务体系建设中的重要地位,并通过具体可行的方案为行业实践提供了参考,对推动社区养老服务的可持续发展具有重要意义

Abstract
With the continuous deepening of population aging in China, the service needs of elderly people in communities are increasing, posing new challenges and requirements for community property management. This study takes community property management as an entry point to explore its role expansion and innovative approaches in serving the elderly population, aiming to optimize resource allocation and improve service quality to meet the diverse and multi-level needs of the elderly. By employing a combination of questionnaire surveys, in-depth interviews, and case analysis, this research conducted field investigations in several representative communities across the country. The findings indicate that current community property management faces issues such as单一的服务内容, insufficient professionalization, and low efficiency in resource integration when providing services to the elderly. In response to these problems, this study proposes a series of innovative strategies, including the establishment of a "property + elderly care" service model, the introduction of intelligent technologies for precise services, enhanced cooperation with third-party institutions to enrich service content, and the creation of an evaluation feedback mechanism to ensure continuous improvement in service quality. The study demonstrates that these innovative measures can significantly enhance the quality of life of elderly individuals in communities, increasing their sense of happiness and belonging. Additionally, it is found that the extension of community property management into elderly care not only helps meet societal demands but also creates new growth points for its own development. Overall, the contribution of this study lies in clarifying the crucial role of community property management in the construction of elderly care service systems and providing actionable solutions to guide industry practices, which holds significant implications for promoting the sustainable development of community-based elderly care services.
