摘 要
随着城市化进程的加速和居民对居住环境要求的提升,物业管理服务作为社区治理的重要组成部分,其优化路径成为学术界与实践领域共同关注的焦点本研究以社区治理理论为指导,结合多学科视角,探讨物业管理服务在当前社会背景下的发展瓶颈及其改进策略通过文献分析、案例研究及问卷调查等方法,系统梳理了物业管理服务存在的问题,包括业主参与度不足、服务标准化程度低以及多方利益协调机制缺失等在此基础上,研究提出了一系列创新性优化路径,如构建多元主体协同治理模式、引入智慧化管理技术以及完善法律法规体系研究发现,强化业主自治能力与物业企业服务质量监督是提升物业管理水平的关键环节,而智慧化手段的应用能够显著提高服务效率与透明度此外,研究强调了政府在政策引导和资源支持方面的重要作用最终得出结论,物业管理服务的优化需从单一管理模式向综合治理方向转变,通过制度创新和技术赋能实现可持续发展本研究不仅为物业管理实践提供了具体可行的建议,还丰富了社区治理理论在微观层面的应用,具有重要的学术价值与现实意义

Abstract
With the acceleration of urbanization and the increasing demands of residents for living environments, property management services, as a critical component of community governance, have become a focal point of attention in both academic research and practical applications. Guided by community governance theory and incorporating multidisciplinary perspectives, this study investigates the developmental bottlenecks and improvement strategies of property management services under the current social context. Through methods such as literature analysis, case studies, and questionnaire surveys, the study systematically identifies existing issues, including insufficient owner participation, low levels of service standardization, and the absence of effective mechanisms for coordinating multiple stakeholders' interests. Based on these findings, the research proposes a series of innovative optimization pathways, such as establishing a collaborative governance model involving multiple stakeholders, integrating intelligent management technologies, and refining legal and regulatory fr ameworks. The study reveals that enhancing owners' self-governance capabilities and strengthening supervision over property enterprises' service quality are key to improving property management standards. Furthermore, the application of intelligent tools significantly enhances service efficiency and transparency. Additionally, the research underscores the crucial role of government in policy guidance and resource allocation. Ultimately, it concludes that the optimization of property management services requires a shift from single-mode management to comprehensive governance, achieving sustainable development through institutional innovation and technological empowerment. This study not only provides concrete and feasible recommendations for property management practices but also enriches the application of community governance theory at the micro level, demonstrating significant academic value and practical implications.
